The leaseholder:
This is the contractual partner. It is the person who signs the contract and agrees to fulfill all its terms and conditions, the most important being the payment of rent.
To be a leaseholder:
A person with legal capacity and sufficient income to cover the rent.
The occupant:
Often, students may not meet all the solvency requirements demanded of the leaseholder. In this case, they occupy the accommodation and meet the personal conditions, but a third party (often a parent) assumes contractual responsibility.
The foreign student:
A student without a residence or reference person in Switzerland who could act as a leaseholder will need to provide an additional guarantee. We require two months' rent in advance (in addition to the first month’s rent), with monthly payments due in advance thereafter. This guarantee will be refunded at departure if all rental conditions have been met.

If you are in Switzerland, payments can be made via QR Invoice provided with the lease agreement:

For payments from abroad and/or via a bank, please request that all transfer and exchange fees be covered by you (including Swiss bank transfer fees). Administrative fees may apply for incorrect payments.
Contract validity:
The lease becomes effective only when the following personal and material conditions are met:
Enrollment in a university
Any person affiliated with EPFL, identified by a student card, enrollment certificate (or pre-enrollment), or other proof of affiliation, has a priority reservation right.
Signing the lease
The contract is signed by both the leaseholder and occupant and returned to the management office.
Payment of the security deposit
The exact amount of the security deposit is arranged.
Payment of the first month’s rent
The exact rent amount is paid.
Payment of the additional security for foreigners
The exact amount of the 2 months' rent advance is paid.
Key handover:
Keys are handed over by the caretaker, by appointment, directly at the residence's reception, only if all prior conditions are met.
Move-in and move-out inspections:
Conducted by the caretaker, by appointment, at the time of key handover.
Resident registration:
You are required to report your arrival and departure to the St-Sulpice resident registration office within 7 days of your arrival in Switzerland and upon departure from Switzerland, presenting yourself in person.
Residence regulations:
The regulations are provided with the lease agreement, displayed at the residence’s reception, and available online. By signing the contract, both the leaseholder and occupant acknowledge the regulations and agree to comply without condition.
Housing allocation:
Rooms and studios are primarily allocated to EPFL bachelor’s and master’s students. Apartments from 2.5 to 4.5 rooms are primarily allocated to EPFL affiliates.
The lease agreement is subject to acceptance by the management office.
Should you withdraw from your lease after it has been issued and sent by the management, an administrative fee of CHF 250.– including VAT will be charged.
The lease will only be deemed valid once signed by both the tenant and the landlord, or their representative.
