Procedure to Follow

RENTING A ROOM AT LES ESTUDIANTINES:

Les Estudiantines Residence offers 110 furnished studios, 176 furnished floor-sharing rooms with communal kitchens, 15 furnished apartments from 2.5 to 4.5 rooms, an underground parking lot with 81 spaces, and outdoor parking spaces.

HOW TO APPLY?

  • Complete the online rental application when registrations open

  • Attach the required documents:
    · Copy of the student’s passport
    · Copy of the guarantor's passport (if resident in Switzerland)
    · Proof of enrollment at EPFL (or copy of the pre-registration email indicating the "BA" or "MA" number)
    · Copy of the last 3 payslips of the guarantor or tax notice for self-employed individuals (bank statements are not valid) (if resident in Switzerland)
    · The guarantor's income must be at least 3 times the rent amount. You may add an additional guarantor if needed.
    · Copy of the residence permit or valid permit application (only for foreigners in Switzerland for over 3 months)
    · Copy of the debt register extract (for individuals residing in Switzerland for over 3 months only)

WHEN TO REGISTER?

The waiting list is updated twice a year.

Once your registration is submitted online, you will be added to the waiting list for the dates listed below. Note that you will only receive availability notifications if your application is complete and includes all required documents. Upon registration, a link will be provided to check your position in real-time. Please keep this email carefully.

- For the September semester: Registration opens on April 1. Applications remain active until November 30 following your registration.

- For the February semester: Registration opens on December 1 of the previous year. Applications remain active until March 30 following your registration.

NOTE: Registrations are not carried over between semesters. You will need to reapply and resubmit the required documents if no accommodation is allocated to you.

WHAT'S NEXT?

Accommodations are allocated based on availability and in the order of the waiting list. We can only confirm availability of a room 30 days in advance. Thus, you will be contacted approximately one month before the date for which you applied if a room is available.

IMPORTANT TO KNOW BEFORE APPLYING FOR HOUSING:

1. The residence is primarily reserved for EPFL students. The future tenant must have a student card for the current or upcoming semester, proof of enrollment, or another form of affiliation with EPFL. Contact your administration at EPFL for the necessary document. This priority for EPFL students does not exclude other students from housing allocation, but preference is clearly given to EPFL.

2. The tenant, the leaseholder, must be financially reliable: they must demonstrate their ability to pay rent and charges for the lease duration.

If you are Swiss, residing in Switzerland: fill out the rental application as the leaseholder. If you do not have a steady income, you will need someone who can prove their financial reliability and willingness to hold the lease with you, knowing that they assume responsibility for the lease, particularly rent and charges. Often, parents take on this role.

If you are a foreigner and have a Swiss guarantor: register as an "occupant," with your Swiss contact as the "leaseholder." They meet the financial reliability requirements and agree to take on the lease with you, assuming responsibility for the lease, particularly rent and charges.

If you are a foreigner and have no Swiss guarantor: you are the leaseholder but must pay, in addition to the security deposit, 2 months' gross rent (rent + charges) in advance.* These two months' advance payment will be refunded at the end of your contract. Monthly rents are paid in advance, as with any other tenant.

3. Security Deposit: Regardless of your status above, the tenant must provide a security deposit* equivalent to 3 months' net rent (excluding charges), to be submitted to the management at the latest upon key handover. The deposit can be made in the form of a bank deposit with a Swiss bank or a guarantee organization.

* These guarantees cover any potential breach of tenant obligations, such as unpaid charges or rent and costs for any damages noted upon tenant departure. The guarantee amount is refunded, or the guarantee is released, after departure, deducting any amounts owed to the landlord, if applicable.
